Mühlenaue" residential area, Zülpich-Schwerfen

The Düren branch was awarded by the Euskirchen-based project development company F&S concept for the development of a new residential area in Zülpich-Schwerfen. The "Mühlenaue" residential area of around 13,000 m² complements an existing housing estate on the western outskirts of the city.

The extensive conceptual and planning work was carried out in close, trusting coordination with the city of Zülpich.

Coordinated construction site management

The focus of the road and sewer works was on the issue of drainage: Due to the 2021 flood disaster in the Ahrtal, a wastewater pipeline with larger dimensions was laid for the construction area as a precautionary measure.

In addition, fluctuating groundwater levels in the course of the sewer construction required a professional approach. The extension of the feeder road was carried out while maintaining local traffic and with precise coordination of the construction site logistics. At the end of 2024, after the completion of the houses, the final works such as the construction of surface courses and footpaths as well as planting beds will start as planned.

Planned nature conservation

Biodiversity plays an important role in the development: a so-called native hedge of about 200 m in length is planned as a breeding ground for the linnet, an endangered finch species.
