Topping-out ceremony for modern office building at Sellerstrasse 17 in Berlin

Milestone reached on schedule with Lean Management

A modern office building is being constructed on Sellerstrasse in the Wedding district.

Close to Berlin's city centre, a modern office building is being built on Sellerstrasse in the Wedding district next to the historic Scharnhorst substation. PORR Building Construction Region East is realising the construction project as general contractor. With the help of Lean Management, we are working together towards the project goal of a turnkey handover in terms of quality, costs and deadlines. An important milestone has now been reached on schedule: the topping-out ceremony was held on 17 October 2023 to mark the completion of the shell.

With a building floor area of around 4,500 m², the new building is divided into a four-storey base building and two towers built on top with three and seven additional full storeys respectively. On the eastern boundary of the site, it adjoins the gable wall of the transformer station. The ground floor will house a lobby, conference areas and a restaurant. The office space is characterised by optimal room structures, flexible use and state-of-the-art building technology. Depending on the component, construction progress varies between the finished shell and the metal construction of the windows. The façade is at an advanced stage of construction. Interior construction began around three months ago. Despite challenging construction site logistics and many interfaces for the façade work, execution is proceeding according to plan. The topping-out ceremony and the completion of the shell construction work were celebrated in beautiful autumn weather together with project participants, PORR and subcontractors. With the traditional topping-out speech, PORR foreman Renè Kirches wished the new building luck and blessings on behalf of the entire construction site team.

Shell completed on time, on budget and on quality

For the client, cost certainty and flexibility for the needs of the tenants are particularly important requirements. In order to meet these requirements, the project team has been working with Lean Design & Construction on an equal footing since the planning phase. The reliable and effective coordination of all trades increases planning security, the fine-cyclical control of the daily construction tasks achieves time and cost savings and promotes openness and transparency in dialogue with the entire construction team and the client. The consistent planning and execution enabled the shell to be completed on schedule and economically. Completion - without the office extension - is scheduled for October 2024.

Everything from a single source

PORR is contributing its entire expertise to the project. The subsidiary company Stump-Franki Spezialtiefbau in ARGE is responsible for the construction pits. Support for LEED Gold certification is provided by the affiliate pde Integrale Planung. In addition, the WiredScore Gold and WELL Gold certifications are being sought.
