The area around the Rummelsburger Bucht lake has been built up a lot since the fall of the Berlin Wall. Its green spaces and picturesque lakeside paths, old-fashioned small-town charm in the heart of a city and proximity to the trendy Friedrichshain-Kreuzberg area have attracted a lot of young people to this popular East-Berlin neighbourhood in recent years. The housing complex on Fischerstrasse will have a gross floor area of 7,800 m2 with 153 fully accessible, comfortably furnished 1- and 2-bedroom flats.
Living in comfort (with a view)
A 6-storey rectangular block is being built facing the street, with large studio windows and parapets made of steel and glass. Brick surfaces will accentuate the bays and the ground-floor façade of the building, which will contain 105 flats on a gross floor area of 5,108 m2. The inner courtyard at the rear will be home to another two brightly plastered 3-storey complexes, each containing 24 residential units. Each flat will have a terrace or balcony providing a peaceful spot overlooking green spaces.
Each of the buildings will comply with the KfW 40 Efficiency House standard. As such, there are high demands in terms of meticulous construction work and energy-efficient housing technology. Heating will be supplied by the Berlin district heating grid. The bathrooms will also be fitted with electric towel heaters and ventilated by means of a monitored central exhaust air unit.
Special logistical concept saves the day
The Fischerstrasse construction project presents a very specific set of challenges: The existing buildings surrounding the site need to be secured and the streets in the vicinity are very narrow. On top of that, the neighbouring vocational college generates a high volume of foot traffic. A special logistical concept has been developed with the aim of overcoming these complex challenges.
