Flexible floor plan enables flexible building use
Thanks to the square floor plan, the 2-storey building offers the long-term tenant EWE maximum flexibility and short distances on a net floor area of 1,700 m2. Although around 100 people will work at the new location, it is only designed for 58 temporary workstations. Employees can book their desks online and switch flexibly between working from home and on site.
"The building is an ideal combination of ecological and economical construction," explains project manager Janko Seegelken. Prefabricated sand-lime brick modular walls have significantly accelerated the construction of the shell. The roof and brick façade have already been completed, the windows have been installed and only the accentuating façade elements as well as the doors are still missing from the outer building envelope.
Aiming for DGNB Gold certification
Sustainability is a top priority for EWE. For this reason, the new administration building is also to be constructed and operated with as few resources as possible. The declared goal is certification for the Gold Standard of the German Sustainable Building Council (DGNB). Heating and cooling is provided by a combined ceiling and underfloor heating system, which is supplied with thermal energy by a heat pump. A photovoltaic system provides self-generated electricity. Half of the 20 bicycle stands and 52 parking spaces will be equipped with electric charging points.
"The open and trusting cooperation with our client HBG is based on good experiences from joint projects and was further intensified in Delmenhorst. With our "Construction from a single source" offer, we have made a significant contribution to ensuring that not only the schedule is adhered to, but also that the future tenant's requirements in terms of quality and energy efficiency are met," Seegelken continues.
