Construction site update on the conversion of the UHLENHORST care facility

In order to adapt Hamburg's care facilities to the changing needs of older people, the operator PFLEGEN & WOHNEN HAMBURG GmbH is launching an investment offensive in which initially four Hamburg care facilities will be modernised and expanded. As general contractor, PORR Hochbauregion Nord is responsible for the conversion of the UHLENHORST care facility as part of the "Initiative Zukunftspflege".

The existing building of the care facility is being comprehensively extended. Three extensions on the north side will increase the floor area by 170 m², an extension on the south side will create an additional area of 146 m². Both the 4-storey main wing and the 3-storey south-eastern side wing are being extended. The new 4th storey of the side wing will have a dementia garden/roof garden.

A conventional construction method was not possible for weight and approval reasons. PORR offered the client an innovative solution: The extension will be built in solid wood and then faced. "There is currently no standardisation for an extension in solid wood construction for a building of this type (building class 5 and special construction). Therefore, it basically requires permits in individual cases, which have to be coordinated with the building inspection office of the city of Hamburg," explains site manager Markus Rasche.

The building fabric of the old building mainly consists of KLB masonry (KlimaLeichtBlock). Due to the lack of documentation on the construction method of the KLB block from the late 1990s and early 2000s, extensive building material samples are being taken to determine the properties such as fire behaviour, bulk density, compressive strength, sound insulation properties and heat transfer coefficient. This information is crucial to meet the current requirements of building physics and statics. The construction site team took drill cores that were tested in the laboratory for raw density and compressive strength, from which the specialist planners can draw their conclusions.

In order to meet the requirements for KFW 70 EE funding, both the extensions and the old building will be fitted with an ETICS façade with plaster and clinker brick slips.
