Right next to the city's historic landmark, the Lüdinghauser Tor, PORR built a senior citizens' residential complex on around 1,800 m² for the client THE FLAG Senior, a company specialising in care for the elderly. With 50 modern flats between 29 and 73 m², equipped with a kitchenette and a barrier-free bathroom, the new residential complex offers a well thought-out living concept in a prime city centre location. Most of the flats also have a loggia or balcony. The three-storey building was constructed to the KFW 40 standard as a low-energy house.
Handover on schedule despite challenges
The foundations of the building posed a particular challenge due to the difficult ground conditions. The non-load-bearing soil layers were bridged with a total of 93 concrete piles to ensure sufficient load-bearing capacity. Another hurdle was the overbuilding of an existing telecoms line. This supplies the southern Münsterland region and required particular care during the construction work. With precise coordination and a consistently confident and solution-oriented approach to the challenges, the building construction team ensured a smooth construction process and a successful project completion.

THE FLAG Dülmen's services are aimed at senior citizens who wish to live independently but want comfort and support in their everyday lives. They can take advantage of a wide range of additional services: These include food and beverage services, cleaning and laundry services as well as beauty treatments. In the coming years, the developer and operator THE FLAG would like to further promote the topic of "senior living".
