Parkstadt Karlshorst residential neighbourhood: reliable deadlines thanks to LEAN management

On the site of a former veneer factory and an engineering wholesaler in the Berlin district of Lichtenberg, a completely new urban quarter is being built with around 1,000 rental and owner-occupied flats, a large day care centre, a three-form entry primary school, a local shopping centre and 18,000 square metres of green and play areas. The project is divided into 10 construction phases. As general contractor, PORR is constructing 15 turnkey residential buildings with a total of 239 flats and 135 underground car parking spaces in construction phases WA 3 and WA 5.

Energy and sustainability play a major role in this project. Parkstadt is to become green, even on the roofs. The green areas on the flat roofs of the buildings also ensure that rainwater is stored. The evaporation contributes to cooling the neighbourhood. In addition, the sponge city concept is being implemented so that all rainwater is collected and infiltrated on the site in order to raise the groundwater level again.

By using Lean Management in the Last Planner system, the individual trades were tightly synchronised, transparency was created for all those involved in the construction and schedule reliability was guaranteed for the client.
