PORR Hamburg builds the “BALTIQUE” residential quarter with a view of the Trave River

PORR and its Building Construction North branch are building the “BALTIQUE” residential quarter at the Travemünde fishing harbour. The project was commissioned by FTG Fischereihafen Travemünde GmbH, a joint venture between real estate developers NGEG and FRANK. Construction work on the 251 flats, twelve commercial spaces and two underground garages is due to start in October 2021. Completion is scheduled for the beginning of 2024.

The development of the areas Fischereihafen | Am Baggersand in Travemünde is part of a model urban development project. Travemünde is a Baltic seaside resort and has belonged to the Hanseatic City of Lübeck since 1913. At the beginning of the 20th century, the town resolved to expand its harbour area by heaping up large areas of excavated sand. Today, most of the land created by the dredged sand, or “Baggersand”, remains unused, and plans for its development have been underway for several years. Work on the new building construction project “Wohnen auf dem Baggersand” has already begun. Now, the groundbreaking ceremony for a second part of the project directly at the fishing harbour, or “Fischereihafen” has been held as well.

The “BALTIQUE” project (Baltique Travemünde) will blend in harmoniously with the surrounding buildings across an area of around 18,000m2. The urban planners, architects and developers were all committed to preserving the area’s maritime flair and integrating the flats, services and tourist attractions harmoniously into the authentic harbour ambience. The buildings of the four construction stages are grouped around leafy inner courtyards. The ground floor will provide twelve units for shops and restaurants facing the harbour to serve the local community, while 144 owner-occupied flats and 107 holiday homes will be built on the floors above.

Transparency and adherence to deadlines thanks to LEAN management 

The name for the new residential quarter is very apt, as there are numerous ferry connections from Travemünde to Scandinavia and Latvia. The south-facing “BALTIQUE” complex offers residents an unobstructed view of the quaint and lively fishing harbour and the marina with its boat moorings immediately in front of the property.

Working directly on the waterfront, at the heart of one of Travemünde’s main tourist attractions, poses a unique challenge for construction site logistics. PORR Hamburg’s team of wind and weather-proofed experts can score points here with their many years of experience, forward-looking planning, and a perfectly synchronised logistics concept.

Planning and organising the design of the flats according to the owners’ individual specifications presents an additional challenge in terms of adherence to deadlines and budgets. PORR employs a sophisticated sampling management system to facilitate smooth, error-free and efficient processes.

“We use digital LEAN methods to ensure that we stay within the calculated deadlines and budgets. This involves defining ideally synchronised steps for the construction and planning processes in advance”, explains Björn Motzkus, Branch Manager for Building Construction North at PORR in Hamburg.
