KITA Osterholz: Shell of the low-energy house completed

Bremen's new family-friendly residential quarter on Osterholzer Heerstraße should not be without a daycare centre. AMM Holding GmbH, investor and project developer of the quarter, commissioned PORR Hochbau Region Nord as general contractor with the construction of the new 3-storey daycare centre with around 2,051 m2 gross floor area. The structural work has now been completed on schedule.

"The shell is now tight," Matthias Burwinkel, Oldenburg site manager, is pleased about the milestone. "Now comes the installation of the electrical, heating, sanitary and ventilation systems." The colleagues from Hochbau Nord, Oldenburg site, have been working on the three-storey new building in Bremen's Osterholz district since April 2023. The daycare centre is set to become the first sustainable daycare centre in Bremen and is aiming for DGNB gold certification. PORR has already accompanied numerous new construction projects on the way to certification and has extensive experience in economical and ecological construction.

Sustainability is at the forefront of this building project: the day care centre meets the energy requirements of an Efficiency House 40 NH and a photovoltaic system will be installed on at least 50% of the roof surfaces. The screed is to be completed before the onset of winter. To ensure this in the spirit of sustainability, the construction site team refrains from using diesel to heat the building and instead relies on air heat pumps. The impact on the environment is also taken into account: An existing tree population on the site is protected and preserved, which is why the area is fenced off and may not be entered. Irrigation is taken care of by the builder.

In addition to the strong focus on sustainability in this project, the building materials used also deserve special attention, as they offer considerable time advantages. The roof, for example, is made of a water-impermeable concrete - a so-called WU concrete roof. It combines supporting structure and waterproofing in one element and is designed as an inverted roof. This construction method makes it possible to continue with the interior work immediately after stripping the ceiling without the need for further waterproofing work.
