Ground-breaking ceremony for the Alanbrooke Quarter in Paderborn

On 16 January 2024, construction officially began on construction site 16 in Paderborn's Alanbrooke Quarter. As the general contractor, PORR Hochbau West is building three point blocks with a total of 36 condominiums and an underground car park throughout on behalf of BPD Immobilienentwicklung. The turnkey handover is scheduled for August 2025

Over the next few years, a lively urban neighbourhood will be created in the former garrison town on around 18 hectares of repurposed barracks land.

Over the next few years, a lively urban neighbourhood will be created in the former garrison town on a converted barracks site of around 18 hectares. With its proximity to the city centre, eleven listed buildings in North German brick Gothic style, which are grouped around the former Wilhelminian parade ground as the new green centre of the district, it is a stroke of urban planning luck. In addition to various residential concepts, space for offices and service providers, a daycare centre as well as a creative quarter for the local art, culture and creative scene will be realised.

"We are delighted to be making our debut in Paderborn with the Alanbrooke Quarter project and to be making our contribution to creating a liveable environment for people here," says Carl Smeets, BPD Head of Region West. The project and area developer is building a total of six stylish apartment buildings to efficiency house standard 55 EE on two neighbouring building plots. The houses have three to five full storeys, while the middle building on construction site 16 will also have a staggered storey. "The design responds to the history of the former Alanbrooke barracks by choosing a mixture of light-coloured render and clinker brick surfaces and red clinker brick to structure the façades. The design language is reduced and understandable," according to the Düsseldorf-based architecture firm konrath und wennemar.

With a gross floor area of approx. 6,026 m² and a living space of around 3,020 m², the first construction phase will comprise 36 high-quality, barrier-free condominiums. Floor-to-ceiling windows, loggias, terraces and gardens turn each flat into a light-filled oasis. Greened retention roof surfaces retain precipitation and contribute to a healthy urban climate through evaporation. The living areas of the 2 to 4-room flats range from approx. 59 m² to approx. 142 m2.

BPD Immobilienentwicklung is no stranger to PORR building construction.
