Office complex adds glamour to the state capital

PORR, as general contractor, showed the whole range of its capabilities in the construction of NOVE, one of the most spectacular office complexes to be built in Germany in recent years. The order included implementation planning for architecture, statics, and building services engineering. In an area of about 17.000m², the complex contains office spaces for about 1,300 modern work spaces together with a wide range of restaurant facilities. Spectacular features include the 20m high,700m2 atrium, which serves as a lobby, and also the roof lounge on the 6th floor, from whichyou can see over the whole city as far as the foothills of the Alps in good weather. The NOVE complex was selected for the Europe Property Award as the best project development in Germany and received LEED Platinum certification.

Office palazzo with 5-star luxury

The Arnulfpark is an urban quarter covering some 40,000m2 in Munich, which was developed on the site of the former Munich container rail terminal from 2004. The location is beguiling: the main train station, the Marienplatz and the Munich Trade Fair Centre are all quickly accessible by public transport. The NOVE complex was built on the last undeveloped construction siteinthe district . With an elegant and luxurious design both inside and out, the entire development showcases the magnificent flourishes characteristic of star Milanese architect and designer Antonio Citterio‘s architectural company, Antonio Citterio Patricia Veal and Partners. The complex, with an overall floor area of about 27,500m² above ground and about 18,500m² underground, consists of six regular storeys, three basement floors, the atrium and a 9-storey high-rise block.

Citterio based his design on the concept of an Italian palazzo. Characteristic of this design, besides the two cosy, secluded inner courtyards (perfect places for  networking), is the three-dimensionally structured façade with projecting gilded bronze aluminium frames. The predominant features of the interior are North Italian natural stone and floors of anthracite-coloured tiles, with oak and bronze highlights. The concierge, reception area and fireside lounge in the atrium remind you more of a 5-star hotel lobby than an office building.

Successful teamwork

The project was a team achievement involving multiple locations, companies, and regions. PORR took the leading role, bringing in also the partner responsible on site for the facade, and managed the project in the form of a consortium. Despite the confined inner-city location, an elaborate logistics concept ensured the almost trouble-free delivery of building materials throughout the shell construction and finishing works., Responsibility for calculation, tendering and planning services was assumed by PORR subsidiary pde Integrale Planung GmbH. Experienced building services site managers from PORR Vienna also supported the Munich construction team.
