LIVE-WORK-STAY at 3.41, Munich

In order to make the best possible use of the 9,566m2 site at Albert-Rosshaupter-Strasse 41 in Munich’s Sendling district, a 5-storey building complex was created with a multifunctional use concept comprising flats, offices and a hotel, as well as an underground car park and basement. The Munich branch of PORR GmbH & Co. KGaA was responsible for the turnkey construction of the entire complex consisting of a 4-star design hotel, an office building including retail space on the ground floor and a residential building with 26 owner-occupied flats.

All users benefit equally from the excellent city centre location and the good transport links along Albert-Rosshaupter-Strasse, as well as the 2,700m2 city garden, which adjoins the rear of the hotel and the south side of the residential building. Bright yellow and coral red, combined with bold charcoal tones, define the interior design of the hotel, which extends over a width of 140 metres.

It offers 207 rooms and suites as well as a lobby, flexible, well-lit conference areas with access to the terrace, and a bar and restaurant area on the ground floor. The adjacent office complex is divided into 405m2 of retail space on the ground floor and 2,778m2 of flexible-use office space on the upper floors. The residential building with a total living area of 1,878m² is situated in the quiet and protected location of the inner courtyard. Each of the well-appointed2 to 4 room flats has a balcony, garden or roof terrace and a serene view of the greenery.
