Residential quarter with high-rise office building on Berlin’s S-Bahn railway ring

The Berlin branch of PORR has built an innovative residential and office quarter for the state-owned housing association HOWOGE Wohnungsbaugesellschaft mbH at Frankfurter Allee 135 in Berlin-Lichtenberg. Four residential buildings with 251 living units, two underground car parks and around 15,000m2 of office and commercial space have been built in the immediate vicinity of the Lichtenberg town hall and bordering the cosmopolitan district of Friedrichshain. PORR was the coordinating general contractor for the entire turnkey project.

Living, working and recreation in one urban quarter

The urban quarter on the corner of Frankfurter Allee and Möllendorffstrasse combines living, working and recreation in an increasingly popular district of Berlin. With their two base buildings, one six and the other seven storeys high, and the 18-storey high-rise, the office blocks provide a visual and acoustic barrier between the busy high street Frankfurter Allee and the residential buildings. The flats vary in size from attractively proportioned studio apartments to five-room flats. All the flats have either a balcony or a terrace and meet the very latest living standards:

Underfloor heating, high-speed internet and wheelchair accessible showers. The quarter was built in line with the requirements of a KfW Efficiency House 55.

Attractive housing for families and senior citizens

The high-rise building and adjacent building sections were realised in reinforced concrete. The Lichtenberg Town Hall Park borders directly on the property with a slight height offset, playgrounds and comfortable benches make it the perfect place to spend an afternoon.

The office high-rise is of high ecological quality in terms of its environmental footprint throughout its entire lifecycle. This footprint includes the construction, operation, disposal and recycling of the entire building, as well as its energy concept.

In addition, the use of construction materials of the highest quality was a priority during the project, with the formulation of every single product examined before use. The project utilised regional products and responsibly sourced materials such as wood and natural stone. In relation to social aspects, the building’s accessibility and the resulting social diversity in the use of its facilities proved decisive. Furthermore, the building’s floor plan is intentionally designed to offer a high degree of flexibility to accommodate future conversion and repurposing measures.

The building has also been assessed as meeting the highest standards of cost-efficiency across its entire economic life cycle, with planning and construction processes implemented efficiently and comprehensively, in accordance with sustainability requirements.
