PORR is building a residential development with river views

PORR and the Hochbau Nord division are working under contract to FTG Fischereihafen Travemünde GmbH – a joint venture by property developers NGEG and Frank – to construct the BALTIQUE residential development beside Travemünde’s fishing harbour.

This use of the Fischereihafen | Am Baggersand area in Travemünde is part of a flagship urban development project. The Baltic resort town has been part of the Hanseatic city of Lübeck since 1913. At the beginning of the 20th century, a vast quantity of excavated sand was brought in to expand the harbour area. Most of this area is currently vacant, but plans have been underway for many years to make use of the site.

The BALTIQUE project occupies approximately 18,000m2 and fits in perfectly with the overall concept for the harbour development. Urban planners, architects and developers on the project all value the preservation of the area’s distinctive maritime character, along with the harmonious integration of apartments, services and tourist facilities within an authentic harbour atmosphere. In each of the four job sections, the buildings are designed to cluster around green inner courtyards. Ground floor plans feature a range of social gathering places enhanced by twelve shopping and dining premises with harbour views.

The upper floors contain 144 owner-occupied apartments and 107 holiday apartments.

LEAN management ensures adherence to schedule and transparency  

The name of the new development is no accident, as numerous ferry lines to the Scandinavian countries and Latvia depart from Travemünde. The southerly aspect of the Trave River provides BALTIQUE residents with unobstructed views of all the action in the quaint fishing harbour, especially the marina and moorings right in front of the site.

Construction site logistics had to address the challenge posed by working in the centre of a major tourist attraction in Travemünde, right beside the water. PORR Hamburg’s experts have plenty of experience of wind and weather, which they were able to bring to bear in providing proactive planning and a precisely scheduled logistics concept.

The apartment design requirements stipulated by individual owners presented an additional challenge in keeping on schedule and within budget, but PORR was able to apply a sophisticated management system to seamlessly integrate this process with flawless efficiency.
