Transforming a five-storey commercial building into a design oasis
New builds are not always the only solution. Existing buildings can also be repurposed and upgraded to meet the latest technical, design and energy standards for the next few years or even decades. The office building at Sandstrasse 7-9 in Maxvorstadt, a district in central Munich, is a prime example. Originally built in 2000, it was subsequently converted and updated by the Munich branch of PORR GmbH & Co. KGaA between 2015 and 2017.
The contract included refurbishing and modernising the light-coloured sandstone facade, as well as two lower floors with 37 underground parking spaces, five upper floors, the ground floor and a penthouse. Upgrading the fire safety measures to fulfil the latest requirements posed a particular challenge, as an escape staircase had to be installed and the façade had to be reinforced. After the demanding fit-out of the total area of 7,300m2 had been completed, the tenants Arthotel ANA Diva and the private Macromedia University of Applied Sciences moved in.
Modernising in style
Both tenants share a passion for stylish interiors and eye-catching design. The university has a focus on media, management, design and coding, and so the design of the library, VR lab, lounge, cafeteria, TV and sound studio and roof terrace is not only functional, but also inspiring and motivating.
The four-star boutique hotel ANA Diva has given the Art Deco style a colourful makeover, ranging from cosy to elegant. The dominant colour in the 79 rooms, lounge and lobby is a vibrant turquoise, complemented by serene browns and soft shades of pink.
