The town of Norderstedt is located in what is known as Hamburg's bacon belt. The district of Garstedt, one of the four founding communities, used to be characterised by agriculture, peat mining and crafts. Today, it is a popular residential area thanks to its good infrastructure. Whether to Hamburg's Reeperbahn, the neighbouring shopping centre or the unique Norderstedt city park with lido on the lake, all distances are short from the centrally located Berliner Allee.
The six upper floors of the new building will contain 198 residential units with a living space of approx. 12,000 m². 60 flats with a living space of approx. 2,500 m² are socially subsidised, 54 flats are barrier-free. The ground floor is reserved for retail. An underground car park offers space for approx. 160 cars. The shell will be completed by the end of July 2025.
In addition to turnkey construction, the scope of the contract includes all services from service phase 5 onwards. The building will be constructed in accordance with the KfW specifications for an Efficiency House 55. Gold DGNB certification is also planned. As a city with a high proportion of green spaces, Norderstedt has strict regulations regarding tree protection. As the responsible construction company, PORR is also responsible for ensuring that the trees on the site are not damaged and are continuously watered.
