New project for two TH OWL laboratory buildings in Lemgo

In December 2022, construction work began on the new buildings on the campus of the Ostwestfalen-Lippe University of Applied Sciences in Lemgo. A PORR subsidiary, the Gütersloh branch of Oevermann Hochbau, is realising two sophisticated laboratory buildings on behalf of Bau- und Liegenschaftsbetrieb NRW, which will replace the existing building from the 1970s. In order to safely meet the complex, subject-specific requirements of the buildings, LEAN management is being used for process optimisation. The laying of the foundation stone on 6 February marked the start of the structural engineering work.

A new laboratory (Building 10) with a total gross floor area of 4,838 m² is being built for the Electrical Engineering and Mechanical Engineering departments on Liebigstraße. Building 11, a laboratory for the Life Science Technology faculty, is being constructed on the corner of Campusallee and Bunsenstraße on 3,379 m² of gross total area. In future, students can look forward to state-of-the-art technology in the two- to three-storey buildings. The laboratories and lecture halls are divided into two levels and the offices and ancillary rooms into three levels - so-called split levels. Both attic heights of the main building are about 12 metres. There is a recessed technical storey on each of the roofs.  

High safety requirements  
The construction crane is in place and the work is getting off to a flying start. The ground and foundation work for both buildings already began last year. Due to the complex technology, the team from Gütersloh has to fulfil a multitude of technical and safety-specific requirements regarding loads, vibrations and noise. In addition, high demands are also placed on the concrete qualities: The concrete walls are produced in SB 3 and 3+ with wall heights of up to approx. 6.30 m with a wall thickness of 24 cm. The complex requirements of the laboratory buildings are safely met through know-how, accurate planning and preparation. 

Digital tools for optimising resources and construction time  
Lean management is used to avoid planning errors in this demanding project and to set up and continuously optimise lean processes. Cooperation, transparency and seamless communication between all project participants are clearly in the foreground. The goal: to use resources optimally, reduce costs and think about responsibilities and communication channels in advance. 

Ceremonial laying of the foundation stone 
On 06 February 2023, the laying of the foundation stone and the successful start of the project as well as the good cooperation between all project participants were celebrated. During this ceremony, a time capsule with a foundation stone certificate, a current daily newspaper, the plans for the construction project, current coinage as well as other symbols was walled in according to tradition.
