With the completion of the shell construction work on the new staircase on Platz von Netanya, escape routes for the rental units on the ground floor as well as on the first and second floors are now guaranteed. Following the demolition of the old staircase on Kampstraße, which provided access to the floors up to the second floor, shell construction work is currently underway on the new staircase. Once completed, it will connect all floors of the building and be equipped with a lift. This will make the five-storey tower with a staggered storey in the western part of the building, which is currently largely unused due to difficult access, more accessible.
LEAN ensures construction progress
The location of the construction project in the pedestrian zone poses a considerable challenge for the construction work and site logistics. The narrow and busy surroundings require precise coordination of all processes so as not to disrupt traffic and pedestrian flow unnecessarily. As in the previous year, special challenges arose this December as the Christmas market in the city centre took place directly in front of the construction site. This annual event further restricts site logistics, as accessibility and traffic management are severely affected during this period. ‘The Christmas market made it difficult to plan and carry out the construction work, but thanks to LEAN management, we were able to structure the work processes well and adapt them to the circumstances,’ explains site manager Peter Reckmann.
PORR relies on board planning, a visual and clear planning system. Overall, board planning not only helps to optimise the construction process, but also promotes cooperation between the various trades and ensures the smooth execution of the project. ‘The visual representation of the individual steps gives everyone involved – from site managers to tradespeople – a clear picture of the tasks and deadlines, which significantly reduces misunderstandings and delays,’ explains Reckmann.
Sustainable and responsible
The client attaches great importance to a sustainable and responsible approach. R+V Lebensversicherung AG is therefore actively committed to implementing environmental, social and health standards in all phases of the project. With its sustainability strategy, PORR was able to convince the client right from the start with its intelligent growth concept ‘Green and Lean’. The construction project is scheduled to achieve DGNB certification. This underlines the commitment to realising the project in accordance with the highest sustainability standards and to meeting both the requirements of the modern construction industry and the expectations of society.
