The Sellerstrasse 17 project is situated in the Mitte area in the heart of Berlin, right next to the Europacity Urban District and the Government District. The new build on the 6,500 m2 site will be divided into a four-storey plinth building with two towers on top of it, with three and seven additional floors respectively. The eastern edge of the site adjoins the gable end of the substation. The ground floor will feature a lobby, conference areas and a restaurant. The office spaces will boast exceptional spatial design, flexible usage options and state-of-the-art building technology. Two atriums populated with plants will provide daylight and transparency, with the roof terrace offering stunning views of the Reichstag.
Partnering model ensures cost security and reliable scheduling
The top priority in this project is the economical and punctual completion of the basic and tenant fit-out stages. The tenant fit-out stage should also be flexible to maximise freedom of choice for the tenants. The property owners were particularly impressed by the partnering model in the pre-construction phase. Many smaller details have been optimised thanks to the close coordination of the decision-making processes and the trusting, open cooperation between parties. Space is at a premium on the construction site. A comprehensive concept has been drawn up for the establishment of the construction site, site logistics and interface management to ensure the completion of the project within the agreed time frame and budget.
