Düsseldorf's flagship project for affordable housing successfully completed

Together with SWD Städtische Wohnungsgesellschaft Düsseldorf, PORR's building construction division has impressively demonstrated that urgently needed social housing can be realised in line with ambitious economic and sustainability goals without significant compromises in modern living comfort. The property, which has provided a new home for around 120 people, was handed over to SWD on schedule in November 2024.

Praise for the construction team

With more than 1,600 publicly subsidised apartments, SWD is the most important provider of price-regulated living space in Düsseldorf. However, this can only be achieved economically with creative and innovative construction methods and by trusting in the integrity of the responsible construction companies. At the symbolic handover of keys to one of the families who have found a new home on Hansaallee, Klaus Feldhaus, Managing Director of SWD, emphasised PORR's important contribution: ‘With PORR Hochbau West GmbH as our partner, we were able to complete this flagship construction site on time and on budget. This is not a matter of course when you consider the construction cost increases since the start of construction in spring 2023 alone.’

High degree of prefabrication ensured efficient processes

The apartment building, which is up to six storeys high, offers 46 apartments with almost 3,600 m2 of living space and extends over a length of around 70 metres. Climate protection was the focus during the realisation of the building: it meets the KfW-55 standard, has green roofs and a 29.6 kWp photovoltaic system that generates around 30,000 kWh of electricity per year, which can be used by the tenants. Residents benefit from barrier-free apartments with balconies or terraces, a playground, as well as innovative mobility concepts such as car and bike sharing. ‘A decisive factor for the efficiency of our processes was the use of prefabricated sand-lime brick elements in the masonry construction. In combination with precise timing of the shell construction sections, we were able to completely close the building envelope by the beginning of 2024 and also complete the interior construction on schedule,’ says project manager Ansgar Merten.
