Built in the 1970s, House 19 on the site of the Marzipan Factory in Hamburg is being modernised to meet current standards for office buildings. HPV - Hollmann und Partner Vermögensverwaltung awarded the contract to Oevermann Hochbau Niederlassung Gütersloh, a PORR company. The first work on the construction site started in November 2022. The client and the area around the marzipan factory are very familiar to the team.
The architects at Reinhard Hagemann GmbH planned the conversion of the existing building in a total of three phases: conversion of the entire existing building, construction of a new underground car park outside and the construction of a new stacked storey. The contract for Oevermann Hochbau comprises the extension of the existing office building on the 6th floor on a floor area of approx. 1,900 m² in steel and timber construction including the building shell and hipped roof.
High demands when building in existing structures
Both the renovation of old building fabric and architectural extension work place high demands on structural engineers. The working method of our team of experts is characterised by optimal project preparation and planning, which is the best prerequisite for high building quality, especially when building in existing structures. In this project, the focus is on the tightness of the roof cladding with a very high prefabrication rate through timber and steel construction.
Logistical challenges
Due to the inner-city location and the associated limited space, the construction site set-up is associated with a high logistical effort. However, this was set up in time for the start of the project at the beginning of November so that the first structural work could begin. Assembly work is scheduled to start in January 2023. All work on the office extension will be completed by 30 June 2023.
