Between the Ostkreuz transport hub and the Stralau peninsula, the residential quarter An der Mole 3-9 (odd) is being built in Berlin with a view of the Rummelsburger Bucht. PORR Hochbau Region was commissioned by HOWOGE Wohnungsbaugesellschaft mbH as general contractor. Work on the residential complex has been underway since September 2021. The team is fully on schedule and the shell has been completed: The topping-out ceremony was celebrated together on 6 February 2023.

The "An der Mole 3-9" quarter comprises 169 flats, 85 of which will be social housing in accordance with the cooperation agreement with the State of Berlin, a day-care centre and 4-5 commercial units on the ground floor. The building has the shape of a comb and faces directly towards Rummelsburg Bay. This means that all flats have a water view. At the same time, this building architecture creates U-shaped courtyards with green recreational areas, seating and playgrounds. A photovoltaic system will generate green electricity for tenants on the green roof of the building. The planning envisages a façade characterised by red through-dyed fine-grain plaster and floor-to-ceiling windows in metallic gold.

Adherence to deadlines is the top priority

With the completion of the shell, an important project milestone for the quarter has been reached according to schedule. It is particularly important for HOWOGE to meet the agreed deadlines in order to ensure that future tenants can move in at the end of 2023. Together with the Governing Mayor of Berlin, Franziska Giffey, and the Senator for Urban Development, Construction and Housing, Andreas Geisel, the interim goal achieved was celebrated on 6 February 2023 with the topping-out ceremony and the topping-out wreath was hoisted. "We are proud to be able to build another piece of Berlin housing for HOWOGE at Rummelsburger Bucht," says a delighted Andreas Kimling, Regional Manager PORR Hochbau Region Ost.

Services from a single source: Favourable CO2 balance in specialist foundation engineering

For the project, PORR as general contractor is providing comprehensive services from a single source: Before the structural engineering team started, the special civil engineering experts* from PORR subsidiary Stump-Franki Spezialtiefbau realised an alternative foundation on 285 Atlas full displacement piles with a length of around 25-43m. Compared to conventional bored piles, the full displacement systems allowed smaller pile diameters to be realised with the same load-bearing capacity. This saved large quantities of concrete and reduced the project's carbon footprint.
